Best Time for Home Remodeling in North Dakota: What to Do Each Season

Who this is for: Bismarck-Mandan homeowners deciding whether to start a project now or wait for spring.

Short answer

The best time to remodel in North Dakota depends on where the work happens. Interior projects like showers, bathrooms, basements, drywall and flooring work well all winter because they're built inside a heated house. Additions and exterior work belong in the warmer months, so their design and permits should be done in late winter and spring. Fall is the time to book winter interior projects.

Waiting for spring doesn't make an interior project any easier to build. The better move is to plan your remodel with a local contractor who builds through North Dakota winters and can tell you what fits the season you're in.

Winter (November–March): interior projects

Winter is a good time for interior remodeling because the work happens indoors, and a lived-in, heated home gives materials the conditions they need. Drywall is a good example. CertainTeed's winter installation guidance calls for a room temperature of at least 40°F to hang gypsum board and at least 50°F, held for 48 hours before finishing and until it's dry, for joint treatment and texturing. That's easy inside your house in January and hard in an unheated garage or a new addition shell.

Projects that fit winter well:

  • Showers and bathrooms. Shower remodels in winter make sense: tile, waterproofing and plumbing are all indoor work. Plan around holidays and guests, and expect a stretch without that shower.
  • Basements. Finishing a basement over the winter gives you a new family room or guest space before spring. In Bismarck, a finished basement needs at least one egress window, and each basement bedroom needs its own, according to the city's building FAQ. A new egress window means digging outside, so raise it early. Egress windows can be installed in winter, though frozen ground adds digging time and cost.
  • Drywall repair and flooring. Both are indoor jobs that fit any month.

Permits don't have to slow a winter project. Bismarck's FAQ says permits other than commercial work, residential new construction and drainfields can usually be issued within one business day. Our start dates depend on the scope, materials and the crew schedule, and the season by itself doesn't guarantee an earlier start.

Spring: plan and permit exterior work and additions

Spring, and late winter before it, is the time to plan and permit any outdoor or structural work you want built in summer. Design, estimates and permits take time, and doing them early means you're ready to build when the weather allows.

Additions are the main reason. In Bismarck, footings must go 48 inches below finished grade, per the city's FAQ on frost depth, and foundation work depends on ground conditions. Footings shouldn't be poured into frozen ground, so foundation work is planned before freeze-up or after the thaw. Bismarck's FAQ lists 7 to 10 business days for residential new construction review and one business day for most other permits, so ask which applies to your addition and build it into the schedule. If you want more space by fall, plan an addition before the ground thaws.

We take on additions that fit within our Class D North Dakota contractor license, which allows single projects up to $100,000. Recent HHI estimates have covered a house extension of about 20 feet that replaced an old deck, and a new garage.

Spring thaw is also when basement water problems show up. If you're planning to finish a basement, watch it through the thaw, and fix any moisture source before walls go up.

Summer: additions and exterior

Summer is the season for additions, foundations and exterior work because the ground is thawed and outdoor materials can be installed in warm weather. Summer schedules fill with outdoor work, which is why the planning belongs in spring.

Interior work doesn't stop in summer. It just competes with outdoor projects for crew time. If you want a bathroom or basement done before a fall event, book it in spring.

Fall: book winter projects

Fall is when to lock in a winter interior project. Get the estimate in September or October, settle your selections, and let your contractor order anything with a lead time, such as special-order tile, fixtures or vanities. That way the crew can start when your slot opens instead of waiting on materials.

Fall is also the last window for outdoor work before freeze-up. If an exterior job is still on your list in October, ask whether it can be finished safely or should move to spring.

Frequently asked questions

When is the best time to remodel?

In North Dakota, interior projects such as showers, bathrooms, basements, drywall and flooring can be done any time of year, and winter works well because the work is inside a heated home. Additions and exterior projects are best built in summer, with design and permits finished in late winter or spring.

Is winter a good time to remodel a bathroom?

Yes. A bathroom or shower remodel happens entirely indoors, so cold weather doesn't affect the work. The house stays heated, so the weather outside doesn't slow the work. Plan around holidays and guests, and if it's your only shower, arrange a backup for the days it's out of service.

Can you finish a basement in winter?

Yes, a basement finish is indoor work, and winter is a common time to do it. The one exception is a new egress window: Bismarck requires one in every basement bedroom and at least one in any finished basement, and cutting a new window means digging outside. Raise it at the estimate so it can be scheduled.

When should I book a contractor?

As early as you can. For a winter interior project, get estimates in early fall. For an addition or exterior project, start design and permits in late winter so you're ready to build when the ground thaws. Material lead times and permit reviews both take time.
