Water at a basement window after rain?
Does water collect in the well or first appear under the sill? Send your town and, if it is safe, one photo inside and one outside. We’ll discuss the opening and the finishes that got wet.
First we tell apart water in the well, at the frame and under the sill, and look at grading, gutters and how often it happens. A new window won’t fix drainage by itself. A sound window can often be reinstalled with new framing around it.
- Water in the well, at the frame or under the sill — told apart first
- Grading, gutters and the window well checked
- Serviceable window removed and reinstalled with new framing
- Wet drywall, trim and flooring repaired

Leak repair or a new egress opening?
They’re different jobs with different prices.
A leaking window
Water at the window after rain usually needs drainage or frame repairs, not automatically a new unit.
A new bedroom escape opening
A new egress opening is a different scope: we check the clear opening, well and installation access before pricing it.
Code for a new opening
Bismarck’s building FAQ lists a minimum 5.7 sq. ft. clear opening and a sill no higher than 44 inches for a basement bedroom. Mandan applies its own code — we check for your address.
Digging and winter
HHI calls 811 before digging; you mark private lines. For excavation we review ground conditions, access and the crew schedule before setting dates.

What window work has cost with HHI
Two real Bismarck numbers for two different jobs:
| What HHI priced | Amount | What the number covered |
|---|---|---|
| Reinstall a serviceable window and replace damaged framing | $1,700 | Part of a Bismarck basement repair estimate. A new unit, major structural work or exterior waterproofing were outside this allowance.Allowance |
| One new egress opening, Bismarck | $7,500 | Removing the old window, normal excavation access, cutting the foundation opening, framing, a standard window and well with cover, flashing, sealing, trim and cleanup.Preliminary allowance |
Foundation thickness, excavation access, obstructions, groundwater, utilities and drainage change the price of a new opening. These are past HHI estimates in US dollars, shown with the scope they priced — not a quote for your home. Your project gets its own measured, written estimate.

Home Builders AssociationQuestions homeowners ask
Will a new window stop the leak?
Not by itself if the water comes from drainage. We first find where the water enters — in the well, at the frame or under the sill.
Does the $7,500 include the window?
Yes, for the standard product and well in that scope. We confirm the selected window, well and cover before contracting.
Can you fix the wet drywall and floor too?
Yes — see basement water damage repair.
