How Much Does a Bathroom Remodel Cost in Bismarck-Mandan?
Who this is for: Bismarck-Mandan homeowners planning a bathroom remodel, or deciding between replacing just the shower and redoing the whole room, who want a realistic budget before getting estimates.
Short answer
What a bathroom remodel costs depends mostly on scope, so instead of one broad range, here are real numbers from recent HHI estimates. Replacing just the shower ran from $3,500 for a tile-look surround and $4,000 for a standard prefabricated walk-in with a door (both line items inside a larger quote) to $14,500–$17,000 for a compact low-threshold panel shower that needed floor and drain work. Turning a basement quarter bath into a full bath was budgeted at $16,000 for construction, before the shower, fixtures and finishes the homeowner selected. With a new $7,500 egress window in the same project, that basement bath came to $27,000–$30,000 in total.
For national context, the 2025 Cost vs. Value Report puts the national average job cost at $26,138 for a midrange bathroom remodel, $42,183 for a universal-design bathroom, and $81,612 for an upscale bathroom remodel. Those are national averages, not our prices. To see the bathrooms we build, visit our page on bathroom remodeling in Bismarck-Mandan.
Cost by scope
The fastest way to estimate your budget is to find the example closest to your project. Each step down the table adds work in the walls and floor, and that's where the money goes.
| Scope | What was included | HHI example |
|---|---|---|
| Surround replacement | Tile-look shower or tub surround replaced; one line in a larger 2026 quote | $3,500 |
| Prefabricated walk-in shower | Standard walk-in unit with a door, supplied and installed with normal connections; one line in a larger 2026 quote | $4,000 |
| Custom tiled shower | HHI quote for a master shower with about 100 sq ft of walls and 20 sq ft of floor; waterproofing materials and mortar included, tile, grout and metal trim extra | $7,000 |
| Low-threshold panel shower | Compact Bismarck shower: demo, limited floor and drain work, framing, backer and waterproofing, pan and panels, plumbing, accessibility and finish repairs ($11,500), plus selected materials ($3,000–$5,500) | $14,500–$17,000 |
| Whole-room rebuild | Basement quarter bath turned into a full bath: demo, framing and door, shower, plumbing, electrical and ventilation, drywall, paint, trim and floor | $16,000 construction, plus $3,500–$6,500 in selected materials |
| Layout change | A wall moved about 18 inches for a larger low-threshold shower, a baseboard heater relocated and the next room repaired | $20,500–$23,500 |
These are amounts from written HHI estimates and an HHI quote for specific rooms, not a price list. A refresh that leaves the tile in place (paint, vanity, toilet, faucets, lighting) is priced item by item after a visit.
After the visit you get one written estimate for your bathroom that spells out the scope, materials and price before any work starts, so you know exactly what you are paying for.
What drives the price
Seven things move a bathroom budget more than anything else.
- Layout changes. Moving the toilet or shower means new drain and vent lines in the floor, plus plumbing inspections. Keeping fixtures where they are is the single biggest way to save.
- Tile area. Floor tile, a tiled shower and tiled walls are priced by area and complexity. Full-height tile, mosaics and patterns cost more than large tile in a straight layout.
- Vanity and cabinetry. A stock vanity and a custom one can be very different line items, and so can the countertop.
- Fan and electrical. New lighting, outlets and an exhaust fan are often part of a full remodel. The U.S. Department of Energy's Building America guidance calls for a bathroom fan of at least 50 cfm for intermittent use, ducted outside, not into the attic.
- Flooring. Tile, luxury vinyl plank and other options differ in material and prep, and a damaged subfloor has to be fixed first.
- Hidden damage. Rot, mold or old leaks found during demolition. We show you, explain the options and price it before going further.
- Permits and lead-safe work. Bismarck requires permits for remodels and plumbing and electrical work (see the city's permit list). In homes built before 1978, the EPA's Renovation, Repair and Painting rule requires certified, lead-safe work when paint is disturbed, which adds setup and cleanup. Ask any contractor who will disturb paint in an older home for its RRP certification.
Is $10,000 enough to remodel a bathroom?
It depends on what "remodel" means for your room. $10,000 covers a shower replacement in several of the examples above: a $4,000 prefabricated walk-in, or a $7,000 custom tiled shower before tile and grout. It can also cover a refresh of the rest of the room without tearing out tile.
For a full remodel that guts the whole room to the studs, $10,000 usually isn't enough: the basement bathroom above was $16,000 for construction alone. That makes $10,000 a budget for either the shower or a refresh, not both. The honest way to stretch $10,000 is to keep the layout, keep the tub or shower footprint, choose stock fixtures, and spend on the parts that are hard to redo later: waterproofing, subfloor repairs and the fan.
Can you remodel a bathroom for $5,000?
With a contractor, $5,000 usually buys one well-defined piece of the bathroom, not the whole room. In 2026 estimates, replacing a tile-look surround was $3,500 and a standard prefabricated walk-in with a door was $4,000, each as part of a larger job. A full room near $5,000 usually means a refresh: paint, a stock vanity, a new toilet and new fixtures, with the existing tile and shower left in place, priced item by item after a visit.
How to keep the cost down without cutting corners
The cheapest bathroom is rarely the one with the lowest bid. It's the one that doesn't have to be opened up again. Where you can save safely:
- Keep the layout. Leaving the toilet, shower and vanity where they are avoids new drain and vent work.
- Choose standard sizes. A stock vanity and a shower sized to standard glass cost less than custom pieces.
- Simplify the tile. Larger porcelain tile in a straight layout goes in faster than mosaics, patterns or full-height walls.
- Pick a framed or fixed glass panel instead of a frameless door, or a curtain if you're on a tight budget.
Where not to save: the waterproofing system, repairs to rotted subfloor or framing, and a fan that actually vents outside. Those are the parts that fail quietly and cost the most to fix after the tile is in.
Bismarck-Mandan details that affect the budget
A few local factors show up on bathroom estimates here. Many Bismarck-Mandan homes still have original shower valves and older drain lines, and when the walls are open it often makes sense to replace them rather than reconnect them. A shower on an outside wall is a good time to check the insulation, because a cold wall behind a shower is uncomfortable in January. Permits in Bismarck move quickly, so they rarely hold up the schedule. And because bathroom work happens indoors, winter is a perfectly good time to remodel.
What a written estimate should list
Two estimates are only comparable if they list the same things. A complete bathroom estimate should spell out:
- Demolition, haul-away, and how floors and the rest of the house are protected
- Plumbing scope: what stays, what moves, and the valve and fixtures being installed
- Electrical scope: fan, lighting and outlets
- The waterproofing system, named, for the shower walls and floor
- Tile areas, tile allowances and who supplies the tile
- Vanity, top, mirror, toilet and accessories
- Glass door or panel, or a note that it's excluded
- Drywall, paint and trim
- Permits and inspections
- How hidden damage is handled and priced
- Payment schedule: the deposit and when the rest is due
- A timeline, and the warranty in writing
Our estimates are written and detail materials, labor and permits. Our work comes with a one-year workmanship warranty and a free check-up 12 months after we finish. Product coverage depends on the manufacturer and the item installed.
Shower-only might be enough
Many bathrooms don't need a full remodel. If the vanity, floor and toilet are in decent shape and only the shower is failing or dated, replacing just the shower costs a fraction of a full gut and takes days instead of weeks. A full remodel makes more sense when the floor is soft, the layout doesn't work, or most fixtures need replacing anyway. Doing it all at once avoids tearing into new work twice.
How long it takes
A straightforward prefab shower conversion takes about 2–3 working days once materials are on site, and a broader tub conversion about 3–7 working days as a planning guide. A full bathroom takes longer, and we confirm its schedule and first-use date before demolition. Special-order items, layout changes, hidden damage and custom glass add time. Our guide to how long a bathroom remodel takes breaks the job down phase by phase.

Frequently asked questions
What is a realistic budget for a bathroom remodel?
Start with scope. In recent HHI estimates, replacing only the shower ran from $3,500 for a surround to $14,500–$17,000 for a low-threshold shower that needed floor and drain work. A basement quarter bath rebuilt as a full bath was $16,000 for construction plus $3,500–$6,500 in selected materials, and moving a wall for a larger shower was estimated at $20,500–$23,500. In our project archive, a 2024 Mandan bathroom with a tiled walk-in shower, bench, niche, frameless glass, vanity and lighting was budgeted at $25,780. Nationally, the 2025 Cost vs. Value Report puts a midrange bathroom remodel at $26,138. Add a cushion for hidden damage in older homes.
How much does a small bathroom remodel cost?
A small bathroom has less tile and floor, but it still needs demolition, plumbing, waterproofing, fixtures and an inspection, so the cost doesn't drop in proportion to the size. For reference, the basement bathroom in our table above was $16,000 for construction before the homeowner's shower, fixtures and finishes. A written estimate after a quick visit is the only reliable number.
What can $10,000 do in a bathroom?
A $10,000 budget may cover selected improvements. We can price what you want to keep and replace, then show how a full bathroom rebuild changes the total.
How much does a primary (master) bathroom remodel cost?
Primary bathrooms usually cost more because they're larger and include more tile, a bigger shower, often a double vanity, and higher-end glass. In one HHI quote, the tiled master shower alone was $7,000 for installation with waterproofing materials and mortar, before tile, grout and metal trim. Nationally, the 2025 Cost vs. Value Report puts an upscale bathroom remodel at $81,612. Projects above $100,000 are outside our license class.
